In an effort to maintain property values in the Block House Community, the original developers adopted covenants, conditions, and restrictions (CCRs). These CCRs are contractual limits imposed on the use or occupancy of real property; and are privately created rules between parties regarding the use and improvement of real property. 

A covenant is language within a conveyance or other contractual agreement to do or refrain from doing a particular act. A  restriction is a limitation on how you can use your property. Deed restrictions can limit what you do on your property as well as what you can build on your land. 

Residents should receive a copy of their CCRs at closing when you purchase your home. Go to our Deed Restriction Lookup page to get your CCRs categorized by streets. 

Block House has 2 separate entities that oversee CCRs in the neighborhood.  In the section of the neighborhood overseen by the MUD, Community Association Management oversees the enforcement of CCRs and coordinates Architectural Control Committee submissions. The Homeowner’s Association also has RowCal Management overseeing CCR management.
